Planning & Legal

The legal profession is a growing market for us as already provide a number of legal firms with measurement solutions including land registry compliant plans, Ordnance Survey mapping and boundary determination.

The UK property markets is controlled by the UK Land Registration system which whilst applying titles to parcels of land, does not define property boundaries. HM Land Registry (HMLR) is responsible for compiling and maintaining a database of land titles, the information of which has been submitted to HMLR over the years and provides no guarantee to the accuracy of the data.

The UK operates on a general boundaries system (unlike a precise cadastral system as adopted in other European countries) and as such title plans only the general positions of boundaries based on Ordnance Survey data, which show physical features as opposed to property boundaries.

Formby Surveys, through extensive experience and knowledge of maps, plans, digital data and the widely misinterpreted subject of scale, are able to assist the legal profession with a variety of solutions relating to land parcels:-

  • The preparation of HMLR compliant lease and conveyance plans
  • Determination of individual parcel boundaries
  • Boundary demarcation
  • Assessment of land areas for sale / acquisition
  • Presentation and supply of Ordnance Survey mapping data

Also related to this sector is the subject of daylighting (for planning purposes) and rights of light calculations / analysis (for legal purposes).  This is a very specialised area which, in order to be corrected approached, should only be undertaken from utilising 3D laser scan data and geo-referenced 3D models and not existing 2D information.
